Designed by Assael Architecture and built using innovative top-down construction, the project overcame significant site constraints between a main road and railway line. At 98% occupancy, the building has fostered a thriving community anchored in wellness, sustainability, and smart design. Residents enjoy a wide range of premium amenities including a gym, co-working areas, library, lounges, and a massage room—with massages, coffee, and snacks included in rent. Sustainability is embedded through features like air source heat pumps, MVHR filtered air systems, PIR-linked lighting, and energy-efficient layouts. Construction modules were delivered over 90% complete, accelerating delivery while improving quality and reducing carbon impact. The Harrow scheme demonstrates a clear, scalable model for the future of co-living—blending comfort, connection, and care for the environment. Diff-rent Living is now scaling this approach with its next project in Abbey Wood: a 477-bed co-living and 110-room hotel hybrid built entirely through modular construction.
