HCP, backed by global private equity powerhouse BGO, has redefined coliving in Australia with a visionary $31.5M investment. Through the adaptive reuse of a 1940s strata-titled hotel in Sydney’s vibrant Potts Point, HCP created 72 designer self-contained studios, tailored for medium-term stays of two weeks to three months. This pioneering model addresses a critical gap in the housing market—affordable, flexible, community-oriented living in a city where vacancy rates hover at 1–2%. Strategically located near the CBD, public transport, and cultural icons like the Opera House and Harbour Bridge, the site blends convenience, lifestyle, and livability. It represents Australia’s largest-ever strata acquisition without court involvement—73 titles were negotiated individually over two years. Acquired below replacement cost and held in one line, the asset delivered 20% capital upside and targets a 16% net levered IRR through an equity-debt blend. Following a seamless 12-week live renovation, the project transitioned to UKO operations in July 2025, maximising income from day one. Sustainability was embedded at every step—emissions reduced and redundant furnishings donated to charities like St Vincent de Paul. With 95% projected stabilised occupancy, co-working hubs, rooftop events, wellness programming, and UKO’s community-building approach, this is a replicable, scalable coliving model. It sets a bold benchmark for coliving investment.
