BB Partnership has secured planning permission and is currently progressing the detailed design for the transformation of the Woolwich Island Site in London into a mixed-use, high-density co-living community within a heritage setting. The scheme delivers 485 co-living rooms, 20 affordable homes, and over 3,200 sqm of commercial and community space. Located in the Bathway Quarter Conservation Area, the project sensitively adapts a series of currently disused Grade II and Locally Listed Buildings, ensuring long-term use while revitalising Woolwich Town Centre. Developed via a Planning Performance Agreement with the Royal Borough of Greenwich and shaped through consultation with the GLA and local stakeholders, the scheme integrates new public squares along with improved pedestrian permeability through the site that will also activate the regeneration of the wider area. New ground floor uses will create new destinations within the town centre. The scheme exceeds environmental benchmarks, achieving a 55% carbon reduction and 435% biodiversity net gain, and aligns with circular economy principles. The design balances social, environmental, and operational considerations to deliver a resilient, community-focused living model that sets a benchmark for urban regeneration by re-purposing existing buildings and adding to the wider public realm along with activating future growth.
